In contrast to other sloped roofs, a flat roof is almost level and generally not as durable or long lasting as sloped roofs. When a home has a flat roof, they cost less, have fewer maintenance problems, and are easier to install. They are a common architecture features in all styles of homes. There is one drawback with a flat roof and that is water can puddle on the roof and increase the risk of developing a leak. Because it has no way to slide off snow also stays longer on a flat roof.
When choosing a roofing contractor there are four factors that are important that you should consider. These include:
• Experience and references-this is the key aspect of finding a flat roofing contractor. You should make sure that you ask how long they have been in business, what references they have, and how many flat roofs that have worked on. It is best if they have been in business for at least six years. You should also contact personally two or three of the references provided and ask about the contractor’s job performance and if they were satisfied with the work.
• Uses quality materials-this is very important because if the roofing contractor uses low quality material additional repairs are likely to be needed sooner than normal for such a roof. One sign that the contractor is using quality materials is if they offer you an extended warranty over a certain length of time. If possible it is best to conduct your own research on materials used to build a flat roof before you talk to a contractor so you have some idea if they are using quality materials when they tell you what they use.
• Insurance-a contractor should be financially protected and have insurance against any potential damage. If they cannot show proof of insurance or say they do not have insurance look for another contractor.
• Reasonable pricing-what the flat roofing contractor charges for their services should be fair to the contractor and the business or homeowner. One way to determine effectively a fair price is to contact several different contractors and get their estimates. Compare all the estimates and see which one is the least expensive but make sure that they have a good reputation and good references that you have checked out.
Do your research because if you choose the first one that you talk to without checking references you may end up having to hire another contractor to fix the mistakes that the first contractor made. You can also check with the Better Business Bureau to see if there are any negative reports against them.
